One bedroom to rent of 9m2

Looking for a friendly and respectful flatmate to share a fully-equipped, cozy 65m² flat located in Colombes (92), a safe and calm city just outside Paris. Ideal for professionals or students who want both easy access to Paris and a comfortable home base in a more peaceful environment.

The area:
• Located near a primary school, with many families around – calm, safe atmosphere
• Just 10 minutes from the beautiful Parc Pierre Lagravière
• Main street nearby with a theatre, bakeries, shops, pharmacy, grocery stores (Carrefour just 3 minutes away)
• Line J to Paris Saint-Lazare (15 min walk or quicker by bus)
• Line T2 to La Défense (20 min walk or quicker by bus)
• Several bus lines and a basic-fit gym nearby

The flat:
• 65 m², on the 2nd floor with elevator
• Recently renovated building with a syndic to contact in case of any issue
• Living room with large TV screen (for movies and games – I'm a big fan of both)
• Free internet (Freebox Pop), access to Stremio (huge film catalog)
• Washing machine and dryer, Kettle, Microwave, Oven, Bath, Dyson Vacum and an autonom Roborock vacum.
• Separated toilet and bathroom
• Classified D for energy
There is also a big TV in the living room that I do use quite a lot.

The room (9 m²):
• Double bed
• Closet
• Desk, chair, TV, heater
• 700€/month
• Monthly charges split equally (estimated between 20€ and 150€ depending on the season and our usage/the dryer and washing machine are what consume most pf the electricity so it's better to make it run full)

House rules & habits:
• Zero tolerance for smoking inside the flat
• Weekly cleaning (usually done over the weekend)
• Clean what you use – common sense and shared respect
• Open communication is a must – if something’s not working, let’s talk and find solutions together
• Sleeping hours = silence. If someone needs to sleep, it's a priority. I’m quite sensitive to noise and will respect your rest too
• Guests and partners are welcome, as long as it’s respectful for both sides
• Pets allowed if well cared for (I love animals but don’t currently have the time for one)
